Dallas-Fort Worth has emerged as a leading hub for remote workers seeking coworking spaces, ranking second in the United States, just behind Los Angeles, according to a recent report from CoworkingCafe.

As of the third quarter, the metro area boasts 279 coworking locations, reflecting a 3% increase from the previous quarter.

Manhattan, when considered separately from Brooklyn, trails DFW by just four locations, further highlighting the area’s growing appeal.

In terms of square footage, Dallas-Fort Worth is fifth in the country, with a total of 5.3 million square feet of coworking space, following Manhattan, Chicago, Los Angeles, and Washington, D.C.

The rise in coworking spaces can be attributed to the changing work environment brought on by the pandemic, which has made flexible work environments increasingly popular, especially among smaller companies.

However, the coworking sector is not immune to the challenges facing the broader office market. The national average cost for a coworking membership was $150 per month in the third quarter, with DFW seeing a drop in average rates from $198 to $150 during the same period.

In a bid to recover from earlier financial difficulties, coworking giant WeWork has identified Dallas as a priority market. The company operates two locations in Plano — 7700 Windrose in Legacy West and 6900 Dallas Parkway — as well as maintaining its presence at 5960 Berkshire Lane in Preston Center and 1920 McKinney Avenue in Uptown Dallas.

WeWork previously expanded its footprint through the acquisition of Common Desk, a Dallas-based coworking company, now operating 11 of its locations.

The company has also launched its Coworking Partner Network, allowing DFW coworkers access to five additional locations managed by Venture X and Intelligent Office. The Intelligent Office is situated at 6565 North MacArthur Boulevard in Irving, while Venture X locations are spread across Dallas, Grapevine, Allen, and Lewisville.

As the demand for flexible workspaces continues to grow, Dallas-Fort Worth is well-positioned to meet the needs of its workforce.
