CBRE is using enterprise tools such as Ellis AI and Occupancy Optimizer to support scenario planning. These systems combine portfolio data, workplace strategy inputs and live modelling to evaluate space configurations.

Planners can visualize layout changes, adjust assumptions during sessions and generate updated outputs immediately.

Manufacturing client tests return-to-office capacity

A global manufacturing company used this approach to evaluate how to accommodate employees returning to the office without expanding its real estate footprint.

A baseline plan was created using team and building data. During a working session, multiple layout and stacking scenarios were tested, with assumptions adjusted in real time through interactive modelling tools.

The process moved from initial scenario testing to a final plan within a single session.

Capacity achieved within existing space

The final plan enabled full employee accommodation within the existing building. One additional floor was incorporated without increasing the overall footprint.

The approach reduced the need for capital expenditure and limited additional occupancy costs. It also established a repeatable method for future planning adjustments.

Data-led planning gains traction

As office portfolios continue to evolve, scenario modelling and real-time testing are becoming standard capabilities for occupiers.

AI-enabled tools are being used to support faster decision-making, improve visibility across space options and align workplace strategies with ongoing change.
