Opening in April 2026, this ground-breaking offering will introduce a unique, multi-tiered flexible workspace to Dublin. The new flexible workspace and amenity-led offer has been carefully designed to sit alongside the building’s conventional leasing strategy, which is being led by Savills Ireland. Occupiers taking both traditional and managed space within the building will benefit from full access to the shared amenity platform, creating a genuinely integrated workplace environment that brings together flexible, managed and conventional office solutions under one roof. Acting on behalf of a leading Irish pension fund, G8 Consult has secured a 10-year management agreement with BE Offices, renowned experts in business hospitality, to deliver and operate a new flexible workspace offering at Five George’s Dock, marking a significant step in the ongoing repositioning of the building.
Under the agreement, BE Offices will operate circa 15,000 sq ft across part of the ground floor, and the entire first floor as a hospitality-led, multi-layer flexible workspace, scheduled to open in Q2 2026. In addition, BE Offices’ managed platform, BE.Spoke, will have exclusive access to circa 18,000 sq ft across part of the third and fourth floors of the building for delivering fully customisable office solutions for larger corporate occupiers.
Located in the former banking quarter, now the thriving home to Dublin’s tech sector, IFSC Dublin 1, this progressive workspace will be packed with the quality provisions usually found in city hotels, including concierge services, sweeping reception lounges, barista-quality bean-to-cup coffee machines, plug-and-play audio-visual equipment and seamless roaming wi-fi.

Completing this agreement within four months of signing heads of terms reflects both the clarity of the strategy and the strength of the operator selected. It is particularly encouraging to see early enterprise engagement through BE.Spoke, which underlines the depth of demand for this type of integrated workplace offering in Dublin.”
