In a significant boost to India’s commercial real estate market, Google has signed a lease for roughly 57,300 square metres (617,000 square feet) of office space at Atrium Place, Gurugram, a development jointly owned by DLF and Hines. The transaction ranks among India’s biggest office deals of 2025, reinforcing the tech giant’s growing investment in the country’s corporate infrastructure, according to Elite Agent.

The new lease follows closely on Google’s earlier acquisition of about 51,100 square metres (550,000 square feet) at another Gurugram site managed by flexible workspace operator Table Space, underscoring the company’s continued push to expand its India footprint.

Although the financial details of the Atrium Place deal remain confidential, industry insiders view the move as a vote of confidence in India’s office sector and a signal of Google’s long-term operational commitment to the region.

A Strategic Reversal After Pandemic Retrenchment

This renewed expansion represents a notable change from Google’s pandemic-era caution. In 2022, the company had terminated a 65,000-square-metre (700,000-square-foot) lease signed two years earlier as part of a global rethink of office space needs.

The latest transactions suggest a strategic return to large-format, purpose-built workspaces, tailored for hybrid operations and long-term team consolidation.

Market Implications

For India’s commercial property market, the lease is both symbolic and substantial. It highlights two critical developments:

  • Revived demand from multinational occupiers, many of whom are once again locking in large office footprints in India’s top business districts.
  • Continued resilience of India’s office market within the Asia-Pacific region, supported by its skilled talent base, competitive costs, and improving infrastructure.

With Google’s dual expansions in Gurugram, analysts expect other global firms to re-evaluate their India strategies — potentially setting the stage for another wave of high-value corporate leasing next year.
