LONDON, 7 JULY 2028: The Flexible Space Association (FlexSA –
www.flexsa.co.uk) successfully hosted a roundtable event at Orega, Citypoint, London, bringing together member companies and professionals from across the flexible workspace sector. The London roundtable took place against the backdrop of new exclusive data from Valve (
www.valvespace.com) highlighting a significant gap between tenant demand and the availability of high-quality workplace amenities.
Valve found that fewer than 25% of London office buildings offer the key amenities driving up to 90% of occupier demand, underlining a major opportunity for flexible workspace providers.
According to the data, event space attracts 89% of tenant demand but is available in just 23.4% of buildings in London Zone 1, while outdoor space, linked to 88.4% of demand is present in only 27.9% of office stock. Rooftop terraces and wellness-led facilities show similar disparities, with exercise studios appearing in just 5.2% of buildings despite generating over 58% of enquiries.
These findings reflect a broader shift in how occupiers evaluate workspace, with increasing emphasis on experience-led environments, wellbeing, and community areas where flexible workspace providers are playing a leading role.
Alex Timbs, VP Operations at Valve, explained, “One of the clearer patterns in the data is how consistently amenity rich office buildings generate outsized demand relative to supply. It doesn’t mean every operator needs a rooftop terrace, gym, or event space, but it does suggest these features are increasingly what occupiers weigh up when choosing a space.”
The roundtable event formed part of FlexSA’s ongoing programme of regional roundtables, following successful gatherings in Edinburgh, Leeds and Bristol, and aimed to strengthen the growing flexible workspace community in London. Following the roundtable discussion, attendees were given a tour of Orega Citypoint, which opened last month in the prominent central London building.
Attendees then toured nearby flexible workspace Office Space in Town Liverpool Street, which features Monopoly-themed meeting rooms, followed by LentaSpace’s Token House, a Grade II listed building once home to stockbrokers Cazenove.
