London Flexible Workspace Occupancy Hits 83.8% As Private Office Revenue Rises

London’s flexible workspace occupancy reached 83.8% in Q1, with the West End outperforming the wider market.

London Flexible Workspace Occupancy Hits 83.8% As Private Office Revenue Rises

West End workspace generated €2,770 per square meter annually, 26% above London’s average, while Midtown posted the strongest revenue growth.

London’s flexible workspace market entered 2026 on firmer footing, with occupancy and private office revenue rising across much of the capital, according to Coworking Europe. 

London Occupancy Reaches 83.8%

Average revenue from occupied private offices reached about €2,190 per square meter annually, while overall occupancy climbed to 83.8% through the end of the first quarter.

Workspace Geek - Coworking Management Made Simple

Central London continued to outperform the wider market. Both the West End and City Core recorded occupancy above 87%, with the West End also commanding the highest revenue.

Flexible workspace in the West End generated about €2,770 per square meter annually, roughly 26% above the London average.

Midtown Sees Strongest Revenue Growth

London Midtown posted the biggest revenue increase among the submarkets tracked. Revenue per square meter rose 7.4% over the six months through Q1 2026, reaching approximately €2,440 annually.

Occupancy also rebounded to 86.4%, nearly matching its 2025 peak of 86.8%.

The gains were less consistent in East London. Old Street and Shoreditch saw occupancy fall 4.1% over the same six-month period, making them among the weaker-performing areas in the latest data.
