1st September 2026: Rubberdesk is today announcing the launch of BOLTA, a new SaaS platform for brokers designed to unite broker marketing tools with availability of leased, sub leased, serviced and managed offices for the first time.

BOLTA, an acronym for Brokers, Operators, Landlords, Tenants and Agents, was built by the Rubberdesk team, whose AI Smart List won Technology Initiative of the Year at the 2025 Flexible Space Association Awards. Operating independently as a Software-as-a-Service business, BOLTA lets brokers find, compare and market office space to their clients across leased, managed and serviced options, in one workflow.
BOLTA today provides availability and pricing from over 2,600 serviced and managed office buildings, direct from global sister platform Rubberdesk. Leasing agents and flex operators list their availability for free, directly into BOLTA.
Brokers can create shortlists from available inventory, manage requests for information on their tenant’s briefs, produce online branded reports and pdfs and book tours with single click calendar invites.
“For us, the lightbulb moment came when we saw other brokers using Rubberdesk to look for office space for their tenants’ enquiries. We had already solved the transparency problem of what was available, where and for how much, all information that brokers couldn’t otherwise easily find.” said Jim Groves, founder and CEO of Rubberdesk.
“Next we wanted to present traditional leases side by side with flexible serviced and managed offices on a single tenant focused report. To date there have been no tools to bridge that gap. In BOLTA we’ve built an integrated workflow not as a nicety, but as the only way the unified view can actually be used in practice.”
Figures from Rubberdesk show a marked increase in flex office supply in the UK, with a 32% annual uptick reported in 2025. This is partly due to a wider variety of options available to occupiers and brokers, including the growth of managed offices, the supply of which grew 101% YOY during the same period.
Following a number of approaches about developing a white labelled product, the Rubberdesk team decided to invest in building broker tools that give a holistic view of the total market.
“We’ve seen the broker model start to fragment in recent years, with independent tenant representatives setting up. Knowing that the bulge bracket brokers lacked tools to help consolidate the market, it was no surprise that an independent tenant representative would want a platform to help their clients,” added Groves.
On BOLTA, brokers, flex operators and leasing agents have a platform to market and communicate about pricing and availability of office space, arrange inspections and report to tenants. Operators and agents can update their submissions online and these are reflected on the tenant’s report instantly. Meanwhile, leasing agents and flexible operators can receive instant feedback on the options they have put forward.
The launch of BOLTA comes at a time when brokers are under growing pressure to expand their advisory scope without increasing operational complexity. Reflecting an increasingly fragmented market, BOLTA allows flex spaces not to be treated as a specialist niche but as a standard part of the commercial decision-making process.
