Is Amsterdam Becoming Europe’s Leading Flexible Workspace Capital?

Research by Instant Offices finds that the flexible workspace market in Amsterdam is booming.

  • The city’s coworking and serviced office market has seen 26% year-on-year growth
  • Amsterdam is now home to a large variety of flexible offices, including corporate options for 100+ people

With Amsterdam becoming one of Europe’s fastest growing tech hubs and a prime business destination for international start-ups and investors entering the Dutch market, it has become increasingly expensive for businesses to establish themselves in the city’s top districts.

With limited space due to restrictions on new office development and a highly competitive market in the city, demand for office space in this global hotspot outstrips supply.

However, a surge in new flexible office centres and the refurbishment of existing locations outside the city has seen serviced and coworking space in Amsterdam flourish in the last few years, according to a report by Instant Offices.

Fully serviced office spaces with short-term leases are becoming an increasingly popular alternative to the long-term leases offered by traditional offices, and operators offering coworking, serviced and hybrid space to a diverse range of occupants is on the rise.

While shared office space in Amsterdam appeals to start-ups and entrepreneurs looking to scale their businesses in this strategic European location, coworking and hybrid spaces offering the services of traditional private offices have also captured the attention of larger corporates who have begun adding increasing amounts of flexible space to their portfolios.

This trend is set to have a significant impact on the market moving forward, establishing Amsterdam as a leading flexible workspace capital in Europe.

Average desk cost in Amsterdam is € 569. With 26% year-on-year growth overall, serviced offices are still one of the most popular options, however, demand for hybrid spaces has surged. Centre growth overall has seen 19% growth from last year, with a large variety of flexible offices catering to everything from individuals to groups of 100 people and more.

John Williams, Head of Marketing at Instant, says: “With one of the highest ratios of flexible workers in Europe, rapid expansion of Amsterdam-based flexible workspace supports both a growing workforce and the entrepreneurial spirit of the city, but one of the biggest game changers right now is the uptake in flexible space by large corporates.
