Paris is seeing some market saturation, with a 22% vacancy rate due to flexible contracts and hybrid work models, but the Central Business District remains a strong spot for coworking.
Meanwhile, cities like Toulouse and Montpellier are seeing a surge in new coworking spaces, which could help stabilize prices.
Coworking in France was once mainly for startups and freelancers, but now larger corporations are now jumping in. The number of companies with 500+ employees using coworking spaces has grown 50% in just a year.
The market is mostly controlled by 30 key operators, with the top five holding over half of the space.
Some brands, like Industrious, have pulled out, and WeWork has cut back by 25%, but overall, the sector is expected to continue growing, especially as more companies look for flexible office solutions.
