In Kenya, flexible workspaces are gaining traction in key economic centres. Nairobi continues to grow as a regional technology and financial hub, while Mombasa is diversifying beyond tourism.

International Workplace Group (IWG) has announced plans to double its number of flexible office locations in Kenya by the end of 2025. The company will expand from 12 to 20 centers, with new openings scheduled in Nairobi, Kiambu, and Mombasa.

The expansion responds to growing demand for hybrid and flexible work arrangements across Kenya. Businesses are increasingly seeking alternatives to traditional office leases as they adapt to post-pandemic work models, according to Tech-Ish.

IWG’s growth includes the recent opening of a 1,000-square-metre HQ center at City Mall in Nyali, Mombasa. The space includes private offices, coworking areas, and meeting rooms, and is located near key business and transport infrastructure.

IWG is expanding through a partnership model that reduces upfront capital investment. The company collaborates with local developers and property owners to convert existing buildings into flexible workspaces. These partnerships allow landlords to increase occupancy and adapt to changing tenant demands.

The flexible office market is projected to grow significantly over the next five years. Industry forecasts estimate that by 2030, flexible spaces will account for 30% of all commercial real estate. IWG currently operates over 4,000 locations in 120 countries and added nearly 900 new partner sites globally in 2024.
