Flexible workspace operator IWG has experienced rapid expansion in Egypt, making it the fastest-growing market across the Middle East, Africa, and Asia-Pacific. Over the past year, the company recorded 300% growth, reflecting surging demand for adaptable office solutions, according to Daily News Egypt.Â
Expansion Across Cities
IWG now operates 31 centers nationwide, including recent launches at Mall of Egypt and a new Regus branch in New Alamein City. The company plans to open 30 more centers in 2026, demonstrating confidence in the Egyptian market.
The growth extends beyond Greater Cairo, with new locations in Alexandria, the North Coast, and New Alamein, and future plans to expand into Upper Egypt, including Aswan and Luxor.
Flexible Work Driving Real Estate Changes
Many professionals now prefer workspaces closer to home instead of long commutes or fixed offices, creating demand for adaptable locations. Egypt’s role as a regional support hub for projects in Saudi Arabia and the Gulf further fuels the need for high-quality flexible workspaces.
Landmark Project: Spaces at The Arc
IWG’s upcoming Spaces at The Arc in New Cairo will be its largest facility worldwide, spanning over 16,000 square metres, equivalent to about 16 standard centers. This project underscores Egypt’s growing prominence in the flexible workspace sector.
Regional Leadership and Future Growth
The company aims for a balanced mix of local and international clients to maintain stability. With a large population representing more than half of the Arab world and a maturing real estate market, Egypt is seen as the most promising location for flexible offices in the region.
Currently, IWG operates over 150 centers across the Middle East and Africa and expects 25% regional growth by 2026, with Egypt leading, followed by Morocco, Saudi Arabia, and Oman.Â
