Flexible office space continues to grow in France, even as conventional office transactions fell 19% year-on-year in 2025, according to the Ubiqdata 2025 report. Flexible offices now account for 30% of all office deals, up from 23% in 2024, according to Coworking Europe.Â
Operator Footprints Grow
The top 50 flexible office operators cover over 1.6 million m². In 2025, 150,000 m² of new space opened, offsetting 125,000 m² of closures, including the liquidation of MyFlexOffice.Â
IWG brands remain largest with 263,000 m² across 162 locations, followed by Morning and WeWork. Emerging operators like Jöro increased their footprint by 130%.
City-Level Growth
Paris leads coworking activity, but other cities are expanding fast. Flexible offices make up 6.9% of office stock in Bordeaux, 5.9% in Paris, and 3.2% in Lyon. Toulouse and Marseille also show notable growth.
Prices Stabilize
Private desk prices are steady or declining. Paris averages €689/month, Lyon €738/month, Bordeaux €427/month, Marseille €361/month, and Toulouse €388/month. Central Paris districts reach €852/month, while other neighborhoods range from €400–€600/month.
Contracts and Market Maturity
Leases dominate in Paris (82.8%), though management contracts are rising (7.8%). Around 69,000 m² of new operated office space opened in 2025, while the total number of operated offices has plateaued at 359,900 m² following some closures and repositioning.
