Spaces to Places launches the industry’s first independent office verification platform

Office Tier List is a customer‑first way to understand the flex office market

London, March 17th 2026: Spaces to Places is today officially launching Office Tier List, the property industry’s first independent verification platform designed to help office providers stand out in an increasingly crowded flex market.

The platform arrives at a time when the market is saturated with labels like “premium”  “plug and play” and “fully flex”, descriptors that have lost clarity and often confuse customers more than they help. With over 150 flex office brands competing for attention across London alone, the industry has become overly reliant on self-certification that tells customers very little about what truly matters.

The Office Tier List offers something different, focusing on transparency.

“The flexible workspace market has matured enormously, but the tools customers use to navigate it haven’t kept pace. We have built Office Tier List because we believe that transparency is the next frontier for this sector.”

“When someone is choosing an office, they are making a decision that affects how their whole team works. They need better quality information and ability to compare. Office Tier List was built to put the power back with the customer with verified information, independently assessed.”

A customer-centric model

Rather than dictating which providers are “best”, the Office Tier List gives users access to verified, third‑party‑authenticated information. This allows them to build their own tier lists based on what is most important to their people, culture, and working style.

This approach removes the noise of marketing-led information and instead enables users to make smarter decisions.

Giving providers hard evidence

The Office Tier List offers providers a chance to demonstrate their strengths transparently through:

  • Independent verification of operational, service, and design standards
  • Clear, quality‑focused metrics that reflect what office occupiers truly value
  • A verified badge providers can use across marketing and investor channels
  • Direct, commission‑free lead generation

This framework ensures providers get hard evidence of their value to present back to customers.

The verification process

Every provider seeking verified status undergoes a structured, in-person assessment conducted by an independent specialist. The process evaluates a set of defined criteria across operational performance, service delivery, design quality, and occupier experience.  Providers are inspected rather than self-reported claims, and a report is created before a verified badge is awarded.

Early adopters leading the transparency movement

The Office Tier List is launching with a growing group of providers committed to transparency and customer‑centred decision making, including Grosvenor and Ethical Property.

“Office Tier List is filling a real gap. Occupiers deserve access to verified, impartial information when choosing a workspace, and operators who are confident in what they deliver should welcome that scrutiny. We are proud to be a founding verified provider.” Grant Powell, Co-Founder and CEO, The Arterial Group

“In a market full of noise, independent verification cuts through. For impact-led organisations choosing a workspace, trust matters as much as location or price. Office Tier List gives them an objective basis for that trust, and us a credible way to demonstrate what we stand for.” Deborah Hughes, Head of Marketing, PR and Communications, Ethical Property

Two options are available:

  • Office Listing – Free of charge

  • Verified Office Status – Standard Rate: £895 per location per year

Built by experts

Spaces to Places is already recognised as the go‑to consultancy for providers navigating the flexible workspace sector, known for its research, placemaking and occupier‑focused marketing expertise.

The Office Tier List reflects this deep market understanding.
