International Workplace Group Announces Humanly South Kensington, London

Humanly provides complete flexibility, with professional rooms bookable by the hour, day or on a more permanent basis via IWG’s seamless app

International Workplace Group, the world’s largest platform for work with brands including Spaces and Regus, is launching Humanly South Kensington, a state-of-the-art health and wellbeing workspace concept at 1 Cromwell Place. The new location is designed to meet rapidly growing demand from practitioners across the healthcare and wellbeing industries.

Introduced in 2026, Humanly is a new IWG brand that offers flexible, treatment-ready spaces for medical, therapy, wellness, beauty, fitness and rehabilitation professionals. The launch extends IWG’s leadership into the fast-growing health and wellbeing sectors.

The addition of International Workplace Group’s Humanly location in South Kensington comes on the heels of the business posting its highest-ever revenue, cashflow and earnings growth in its history and achieving rapid network growth, with more new locations signed and opened in 2025 than in the entire first two decades of its operations. IWG’s network now comprises more than one million rooms in 121 countries.

This iconic South Kensington location will be among the first globally for IWG’s new health and wellbeing brand. Situated in one of the capital’s most desirable locations, it will feature a range of specialist rooms and facilities including private consultation suites, treatment rooms, therapy and physiotherapy spaces, gym studios and dedicated reception and waiting areas. Practitioners can scale up or down as needed, while Humanly provides clinical-grade equipment, professional cleaning and maintenance, and optional services including reception, admin and call handling.

Humanly gives practitioners genuine flexibility, with professional rooms bookable by the hour, day or on a longer-term basis through IWG’s seamless app, granting access to prime locations globally. With no upfront investment, professionals can launch or expand their practice without the burden of traditional setup costs.

The South Kensington site represents a significant milestone for the brand, combining a prestigious, heritage setting with modern, adaptable workspace. Delivered in partnership with South Kensington Estate, the initial launch will focus on part of the building, with scope to expand further. The location is also expected to act as a flagship showcase for the concept, demonstrating its potential to landlords and partners across London and internationally.

By rolling out Humanly locations across city and town centres, IWG is responding to rising demand from practitioners who want to work in growing locations that suit them — while also making healthcare and wellbeing services more accessible to people no matter where they are.

Mark Dixon, CEO & Founder of International Workplace Group PLC, commented: “Humanly is making healthcare and wellbeing services easier to access for customers, wherever they are, and we are delighted to bring the brand to this iconic London location. By enabling practitioners to work closer to the communities they serve, in spaces that are ready from day one, we help people integrate care and wellbeing into their everyday lives more conveniently.

“By removing upfront investment and long-term commitments, healthcare and wellbeing professionals in London gain the freedom to build sustainable, profitable practices on their own terms. This allows them to focus on delivering exceptional care, reach more people and grow with confidence.”

Joanna Lea, Managing Director of South Kensington Estate, said: “We are delighted to bring Humanly to Cromwell Place in partnership with IWG.

Welcoming Humanly to the portfolio provides a clear example of a broader shift in how we are aligning assets with areas of long-term demand, reflecting our approach to repositioning secondary office space in response to growing demand for clinical, diagnostic and wellbeing uses.

South Kensington is a predominantly residential neighbourhood, supported by leading healthcare institutions and a strong local catchment. These fundamentals, combined with the scale and format of many of our buildings, make it a natural location for integrated healthcare provision.”
