Coworking operators leased a record 8.6 million square feet of office space across India’s seven largest office markets during the first half of 2026, as businesses continued to increase their use of flexible workspaces.
According to Colliers India and reported by Outlook Business, coworking leasing rose 32% year over year from 6.5 million square feet in the first half of 2025, accounting for nearly one-quarter of all office leasing activity.
Flexible Workspaces Gain Ground
Total gross office leasing reached 35.7 million square feet during January through June, up 6% from a year earlier. Coworking operators captured a record 24% share of that activity, while conventional leasing directly to corporate occupiers remained largely unchanged.
The growth reflects continued demand from companies seeking flexible office solutions rather than committing to long-term traditional leases.
Three Cities Lead Demand
Bengaluru, Delhi-NCR, and Hyderabad accounted for nearly two-thirds of all coworking leasing during the first half of the year, reinforcing their position as India’s largest flexible workspace markets.
Coworking operators lease office buildings from landlords before subleasing fully managed workspaces to businesses of all sizes.
Expansion Continues
Major flexible workspace providers, including WeWork India, Smartworks, Awfis, IndiQube, COWRKS, Innov8, and several other operators, continue expanding to meet growing demand from enterprises, startups, and global capability centers.
The latest figures suggest flexible workspaces remain one of the fastest-growing segments of India’s office market as companies increasingly favor adaptable workplace strategies.
