Demand for warehouses, data centers, and mixed-use developments is rising as companies invest in AI infrastructure and expand beyond traditional office markets.

The global commercial real estate market is projected to grow from $467.8 billion in 2026 to nearly $703 billion by 2035, according to new research from SNS Insider. The forecast reflects steady long-term demand, fueled by industrial properties, data centers, mixed-use developments, and technology-driven buildings.

North America Accelerates As Asia Remains Largest Market

Asia-Pacific continues to account for the largest share of the global market, representing roughly 39% of industry revenue, led by China’s large-scale manufacturing and development pipeline.

North America, however, is expected to see the fastest growth over the next decade. In the U.S., the commercial real estate market is forecast to nearly double to about $267 billion by 2035, with Sunbelt cities such as Phoenix, Dallas, Miami, Charlotte, and Nashville continuing to attract businesses relocating from higher-cost markets.

Industrial, Multifamily, And Hospitality Drive Growth

Multifamily properties remain the industry’s largest asset class, supported by strong rental demand and persistent housing affordability challenges.

AI, Sustainability, And Data Centers Increase Demand

Technology is becoming a larger factor in commercial real estate decisions. AI-powered property management platforms are becoming more common, while green-certified buildings are increasingly commanding higher rents as companies prioritize sustainability commitments.

Demand for AI infrastructure is also driving competition for power-rich industrial sites and data center locations, tightening supply in many major markets.

Mixed-Use Projects Continue To Expand

Owners are increasingly redeveloping older retail properties into mixed-use destinations that combine residential, hospitality, office, and entertainment uses to diversify revenue streams.

Meanwhile, logistics landlords continue reporting strong leasing activity as e-commerce and supply chain investments support demand for distribution facilities.

Overall, the report suggests commercial real estate is entering a period of steady expansion, with industrial assets, multifamily housing, hospitality, AI infrastructure, and technology-enabled buildings expected to attract much of the industry’s investment over the next decade.
