London Flexible Workspace Demand Strengthens As Occupancy and Rates Rise

London flexible workspace occupancy rose to 83.8%, while desk rates increased 2.1% in the first half of the year.

London Flexible Workspace Demand Strengthens As Occupancy and Rates Rise

More than 35 operators reported higher rates and occupancy, with London’s core markets driving growth.

Flexible workspace operators across the U.K. reported higher desk rates and occupancy during the six months ending in March, with London’s core office districts continuing to lead the market, according to new data from the Workspace Intelligence Network (WIN).

London’s Core Markets Stay Strong

Across London, average occupied private office revenue increased 2.1% to £174 per square foot, while occupancy climbed 1.2 percentage points to 83.8%.

The West End remained the strongest-performing submarket, generating an average of £220 per square foot annually—26% above the London average—with occupancy increasing 2.3%. The City Core also posted solid gains, with revenue rising 3.4% and occupancy increasing 3.3%. Both markets recorded occupancy above 87%.

The report also found signs of improving demand in Midtown as new workspace supply introduced over the past two years continues to be absorbed.

Regional Performance Varies

Outside the capital, performance differed across major U.K. cities.

Bristol recorded one of the strongest occupancy gains, rising 8.4% over the six-month period, while Birmingham experienced a 6.8% decline.

WIN said the findings are based on operational data from more than 35 flexible workspace providers, offering a detailed view of pricing and occupancy trends across the U.K. market.
