Central London Flex Office Prices Rise 3.3%

Flex office prices rose in several prime London markets, but declines in North London and Southbank show that the increase was far from uniform across the capital.

Average asking prices for private flex offices in Central London rose 3.3% quarter over quarter to £557 per desk at the end of September 2026, recovering from a slight decline in the previous quarter, according to Hubble’s latest market data.

Larger offices drove much of the increase, with prices for spaces accommodating 20 or more people rising 3.4%. Prices for offices with one to five desks remained flat.

West End Remains London’s Most Expensive Flex Office Market

The West End recorded the highest average asking price among London submarkets at £644 per desk, up 5.4% from the previous quarter. Soho remained the city’s most expensive district at £891 per desk, despite a 3.4% quarterly decline.

The City of London averaged £585 per desk, an increase of 4.3%. Liverpool Street was the City’s most expensive district at £658 per desk, followed by Monument and Fenchurch Street at £600.

Midtown Records London’s Fastest Quarterly Price Growth

Midtown posted the largest quarterly increase among the reported London areas, with average asking prices rising 7.9% to £496 per desk. Holborn led the submarket at £592 per desk, overtaking Clerkenwell and Farringdon.

East London prices rose 1.8% to £503 per desk, while West London remained nearly unchanged at £510. Docklands recorded a marginal increase to £525 per desk, with Canary Wharf accounting for the area’s reported pricing.

North London and Southbank Prices Fall

North London recorded the steepest decline, with average asking prices dropping 5.2% to £461 per desk. Southbank and SE1 prices fell 1.6% to £535, making them the only two reported areas to record quarterly declines.

Across the market, pricing varied by location and office size. The figures represent asking prices for private flex offices rather than completed lease rates, and local averages do not necessarily indicate the price of an individual workspace.
