Office demand moved closer to transport hubs in 2025 as U.K. workers moved away from daily city-center commutes and toward more convenient, flexible locations.
Data from International Workplace Group shows visits to offices near major U.K. transport routes rose by an average of 33% year over year. Growth was strongest along busy motorway corridors and near rail stations, reflecting how hybrid work is reshaping where people choose to work, according to Yahoo Finance.Â
Motorway Corridors Drive Demand
The largest increases were recorded near the U.K.’s major motorways, including the M25, M4, M3, and M5.
Brentwood, Essex, near the M25, saw office visits rise 50% compared with 2024. Hatfield recorded a 37% increase, while Frimley and Fleet along the M3 posted gains of 35% and 30%.
These locations are increasingly used by professionals who work between meetings or stop along regular travel routes rather than commuting directly into city centers.
Rail and Airport Locations Follow
Rail-connected office locations also saw significant growth. Attendance near London Blackfriars rose 139% in 2025.
In regional cities, flexible offices near major stations in Leeds, Birmingham, Edinburgh, and Liverpool recorded increases of up to 47%.
Office space in Reading and Slough grew by about 30%, driven by demand from technology and professional services workers moving between London and Heathrow.
Flexible Work Changes Office Geography
IWG, which operates brands including Regus, Spaces, and Signature, tracked attendance across its U.K. portfolio using WiFi login data.
The results point to a broader change in office demand. Instead of concentrating work in central business districts, companies and employees are using a wider network of locations that fit daily movement patterns.
Transport hubs, motorway corridors, and regional centers are becoming a core part of how office work is distributed in a hybrid environment.
