Texas office buildings that have been newly constructed or rehabilitated are using lifestyle-focused amenities and sought-after neighborhoods in order to attract new talent.
In fact, during the 12-month period ending in July, four of Texas’ major office markets added over 200,000 jobs combined according to the Bureau of Labor Statistics.
“It’s all about what amenities a building can offer to its tenants,” said Jackie Marshall, first vice president at CBRE’s Dallas office. “Many tenants are willing to pay more to be in buildings that help them recruit and retain talent, and amenities that make their employees happy is a big part of that.”
It is clear that proper amenities in workspaces are playing a pivotal role in the increased demand for coworking offices. To keep up with the impending change, owners and developers should recognize and adopt these modern work environments.
Industry professionals say that the emphasis on amenities comes from the growing desire of a proper work-life balance from people. Now, several companies are recognizing that their employees are happier and more productive when working in these types of environments.
For example, Granite Properties has developed new buildings in Dallas and Houston that will offer a market cafe, customer lounge with coffee service and a bar, and eventually will include a golf simulator at its Plano location.
